Project Manager
HELM is seeking a full-time construction Project Manager to join our growing team and work with some of the leading high-performance contractors and design-build firms in North America. Our ideal candidate is an experienced project manager who has worked in both residential and commercial construction for a minimum of 10 years and can juggle managing multiple projects at the same time. You will work with a variety of different builders, architects, and owners to provide project management services, scheduling, estimating, and general support and training throughout the pre-construction and construction phases of a project.
You must be comfortable with technology, a virtual workplace, and working independently. This position can be based at our Brattleboro office, or be fully remote, with some travel required. HELM offers a competitive compensation package with a salary range for this position of $72,000-$95,000, including generous paid time off, an annual education/training stipend, access to professional coaching, paid volunteer time, 3% retirement contribution, health care reimbursement, a flexible work schedule, and a fun and respectful work culture.

Key Tasks & Responsibilities:
- Act as Owner’s Representative for non-profit, community-based, and mission driven projects to provide: feasibility analysis, budget planning, permit coordination, team selection, team facilitation, overall project management
- Research permitting and zoning requirements. Manage permitting process as required.
- Participate in both feasibility budgeting and detailed estimating.
- Facilitate project kick off meetings and project pre and post-mortems with construction teams.
- Attend project meetings (virtual) with Builder, Architect and Owners. Take detailed notes and distribute minutes.
- Prepare project team meeting agendas and, when appropriate, facilitate meetings.
- Demonstrate familiarity with local and state building, energy, and fire codes.
- Facilitate required permit applications and review permit requirements with project team.
- Generate construction agreements from templates.
- Develop detailed construction schedules.
- Set up physical or digital project binders for site supervisors.
- Set up Dropbox files for project team organization.
- Support project invoicing, change orders, and job cost tracking.
- Create Owners’ Manuals at project completion.
- Perform product and code research.
